we obtained ready-to-issue construction permit on october 10, 2011 from city of santa monica

utopiad.org is working on the build-out in association with Farhad Ashofteh Architect, Hi-Tech MEP Engineers, Englekirk Partners Structural Engineers, Burnett & Young Inc. Shoring Engineers, Marshall Long Acoustics, A & N Consulting Civil Engineers.

plan check submittal three: 46MB, 67 page pdf: http://utopiad.org/6az20110601.pdf was submitted on June 1st. on friday, june 3rd we received a few additional corrections in response. we have to add vestibules in front of every stair door at every level, we have to reconfigure our accessible parking shared unloading aisle, and we have to use a synthetic wood siding because wood siding is not allowed to be installed above 30' high. we have made the changes to the plans and are specifying Trespa synthetic wood facade panels. our consultants have a few corrections regarding energy usage calculations and acoustic integrity at mechanical/electrical penetrations.

Corrections received from the city of Santa Monica today.
All accessible tubs must be changed to 42"x48" roll in showers, affecting a major change to the interiors of all 39 apartments. Larger turning radius requested on the P2 Level turn to the downwards ramp. Increased visibility/traffic control/way-finding improvements requested to the P1 Level Vehicle Entry.

tonight ARB unanimously approved our project.

as a condition of our approval we must go back to board for final landscape approval before we can get our certificate of occupancy.

the staff report and the conditions of approval letter will be issued in the next weeks.
