RESPONSE TO PLANNING CORRECTIONS

RE: Review for Application Completeness and Plan Corrections

Dear Mr. Kapoor,
Thank you for submitting the above application. The following comments reflect the
Planning Department’s assessment of the proposed project for 603 Arizona Ave.
TRAVIS – HERE ARE MY INITIAL COMMENTS IN BOLD.
I WOULD PREFER TO GO THROUGH THIS ON THE PHONE WITH YOU IN FRONT OF THE
PLANS OR I CAN MEET YOU ON MONDAY. PLEASE CALL AND LET ME KNOW.

1. All outdoor dining area will be calculated into the total restaurant use square
footage. If the total exceeds 1,500 sq. ft., it will be subjected to more onerous
parking standards.
OK: WE WILL NOTE ON THE PLANS: RESTAURANT VS RETAIL.
WE WILL NOT EXCEED 1500sf RESTAURANT.
2. The stepbacks meet the minimum requirement but do not appear to meet the
intent of the Zoning Ordinance. This will suffice for the Administrative Approval
portion of this project but may impede the projects progress through the ARB
level.
OK: GIVE US ADMINISTRATIVE APPROVAL.
3. The ARB may require the trash enclosure to be located in the subterranean
parking structure. The Land Use Element of the General Plan requires that the
ground floor street frontage be composed of pedestrian-oriented uses and
pedestrian-oriented design qualities; having a trash enclosure front onto 6th
Street is not consistent with this requirement and is not supported by staff.
THE TRASH ENCLOSURE IS IN THE SUBTERRANEAN STRUCTURE!!!! (sheet103)
WE NEED A STAGING AREA ON 6th STREET IMMEDIATELY ADJACENT TO THE RAMP AT
SIDEWALK LEVEL. THIS WILL ONLY BE USED ON COLLECTION DAYS FOR STAGING OF TWO
DUMPSTERS AT A TIME. NO EXCEPTIONS TALK TO SOLID WASTE MANAGEMENT!!!!

4. Per section 9.04.08.18.065(e) there must be 25 square feet of landscaping for
each 50 feet of parcel street frontage. There must be a minimum of 87.5 square
feet of landscaping provided for this project. Label all landscape areas.
WE WILL PROVIDE 87.5sf AND LABEL AREAS.
5. Show calculations for the FAR (floor area ratio) for each floor including the living
space and hallway area.
OK: WE WILL PROVIDE FAR CALCS PER FLOOR.
6. Clarify the use of the 1,668 square foot utility room; will it be utilized for
commercial or residential equipment? The area of this room must be calculated
into the total FAR (see Sheet 104 with attached definition).
THIS ROOM WILL HAVE BEAMS AND MECHANICAL SPACE. NOT 7’H clearance.
NO SHEET 104 attached or DEFINITION. THIS IS NON USABLE FLOOR AREA – NO FAR.

7. The calculations for the 500 square foot residential lobby appear to be
inaccurate. Please recalculate. This area must be calculated into the total
residential FAR (see Sheet 104)
WE WILL RE-CALCULATE THE AREA AND INCLUDE IN FAR CALCULATION
8. A full set of plans inclusive of complete line elevations and accurate information
must be submitted before this project can be approved. The elevations on sheet
201 need to be complete (show entire building) and labeled (north, south, east,
and west) as shown in the diagram provided.
DO YOU MEAN SHOW ENTIRE BUILDING EVEN INFORMATION FAR AWAY FROM PROPERTY
LINE??? Please Refer to south elevation. My understanding is that elevations should not
show anything more than 5’ away from the property line. Is this correct??? If not we can
show everything all the way back. PLEASE LET ME KNOW.

9. Label the elevator in the elevations.
DO WE NEED TO DASH IN A BOX AROUND THE ENTIRE SHAFT??
OR JUST POINT TO THE ELEVATOR WITH A LABEL????
