I am in the process of making corrections to the plans. I will deliver a full scale print copy in the next 5-10 days after I meet with Travis Page (SM Planning).
I am going to work on re-locating the trash area to the sidewalk level adjacent to the ramp up.
Sheet A-002 is the Buidling Volume Envelope Page. I added the text of the code. The planning department wants us to calculate volume from 57'-60' instead 57' to 84' as clearly stated in the code. The code states:
9.04.10.02.040 Building volume envelope.
All new buildings and additions to existing buildings shall not project beyond the building volume envelope. The building volume envelope shall consist of a theoretical plane beginning at the street frontage extending to a height of thirty feet. Buildings above two stories or thirty feet shall comply with the following setbacks at the street frontage:
Any portion of a structure between thirty-one to forty-five feet: Nine-foot average setback
Any portion of a structure between forty-six to fifty-six feet: Eighteen-foot average setback
Any portion of a structure between fifty-seven to eighty-four feet: Twenty-seven-foot average setback. (Prior code § 9040.4)
