The following comments regard the general design of this project.
Driveway
Your project proposes two driveways adjacent to one another. Please redesign access for this project.
1. SMMC 7.04.190 states: “The Parking and Traffic Engineer shall not approve a driveway or driveways to serve any lots zoned for commercial or industrial use under the provisions of Chapter 9.04 of Article 9 of this Code within 4 feet of any curb return or within 24 feet of any existing driveway approach or of any requested driveway approach”.
2. The City Planning Division has stated that it cannot support more than one driveway for this project when they take this project to ARB. The City of Santa Monica’s priorities include a walkable downtown with a strong pedestrian orientation.
3. You may want to explore one 30’ driveway that goes at least 20’ into your property before dividing into two parking areas. This may or may not be acceptable to the ARB.
4. Please remember that all circulation must occur on your own property.

5. Even though you have less than 20 spaces to the P2 level, it is probable that two vehicles will be passing each other along this long ramp area. Therefore, your ramp must provide sight access for the entire ramp. This does not appear possible for this design which makes two 90 degree turns. Therefore, this ramp must be 20’ wide at all times, and allow two vehicles to pass each other safely on a turn. Applicable code sections follow: 9.04.10.08.100(a)(2) “A ramp is defined as an access driveway leading from one parking level to another”; and 9.04.10.08.100(e) ”In all districts, interior ramps with one-way traffic shall not be less than 14 feet in width and ramps with two-way traffic shall not be less than 20 feet in width”.
